You’ll find following some prices about real estate on the French Riviera. I am dealing with average prices. You can find huge differences depending on the location of the property (close to the sea, downtown…). But if you are willing to invest in the French Riviera, that can give you some ideas of prices.
First of all, famous cities in the French Riviera like Villefranche sur mer or St Jean Cap Ferrat are much more expensive that others cities in the French Riviera. Real estate prices are around € 7000/m². But real estate prices had been decreasing during the whole last year. Now, they’ve been increasing but at a slow rate. The growth is much more sustained in Cannes where real estate prices are around € 5000/m². Nice is less expensive with € 4300/m².
Moreover some less famous cities in the French Riviera take advantage of their very good location : closed to bigger cities with calm and less tourists. Indeed, if you want to invest in the French Riviera, you have to know that real estate prices are high in Villeneuve Loubet (€ 5300/m²) or in Cap d’Ail (€ 6500/m²). Villeneuve Loubet is perfectly located between Cannes and Nice; Cap d’Ail is the closest city to Monaco.
As far as I am concerned, I recommend to have a look to the countryside. It appears to me as a good place to invest in the French Riviera. Cities like Opio, Roquefort les Pins are really beautiful and you can find wonderful properties as a good price ! Indeed, since the middle of 2007, real estate prices have been decreasing. I think there are some good opportunities to find there.
If you’re looking for sunny beaches, wonderful landscapes, great history and culture …French Riviera is definitely the ideal place to invest. Obviously you can find some other places in the world that offer you beautiful coastlines, good food and street markets for less money. Anyway, invest in French Riviera is safe !

French Riviera is one of the top tourist locations in the world. The economy is stable and there is no politics instability. Concerning properties, invest in French Riviera is very safe, given the rigorous buying process and protective legal system. Interest rates are still low compared to other countries even if they have been increasing since the end of 2007.
More over in some places in French Riviera, prices have been decreasing a little and locals are reluctant to invest in French Riviera or somewhere else in France. This is the good time for foreigners to invest in French Riviera, specially in big cities like Marseille, Nice or Antibes.
No one can speak about the French Riviera without stating Monaco (or Monte Carlo). Obviously the principalty isn’t French but there are strong links with France. And Monaco definitely takes part of the French Riviera. Real estate in Monaco is a big deal because real estate developers are few. Pastor family owne the main buildings. The crucial point is above all space. Monaco is a small territory. More and more foreigners want to live in Monaco. The principalty has been working hard to find new spaces to build properties (flats) and hotels.

At the end of the seventies, high buildings were constructed on the Larvotto area. During the 1990’s, Monaco created Fontvielle area : 22 hectares have been constructed on the sea. But it’s still not enough for the most expensive and secure place on the French Riviera. At the beginning of 2000, a seawall has been added to create a bigger port. Monaco needs also place for cuise ships and yachts. Continue reading ‘Monaco misses space : a new incredible plan’
If you’re looking for a good place to spend some holidays, why don’t you rent a property on the French Riviera? I do recommend the Var because it’s one of the most woody and shinning area in France. Its shoreline is amazing and its nature is well preserved. On the French Riviera, Var is known for its authentic fishing villages and its lovely and peaceful scenery.

The most famous place is Saint Tropez. Despite the growing number of tourists and the endless traffic jam on summer, the beauty of Saint Tropez has been protected since 1960. The cosmpolitan village offers properties to rent from € 25,000 to € 150,000 per month. Continue reading ‘Rent a property on the French Riviera’
Buying a property is not an easy task to do in its own country ! There are many factors to take into account : the local prices, the neighbourhood, the evolution of the area…When you want to buy a property abroad, the task is much more harder. You need to find the right information about prices but also about the transport access to the property, the local legislation (see our post ) . Are you sure that there is no plan for a motorway construction close to your property? Where to find a good architect?

Moreover, you have to visit many properties and some French real estate agencies don’t feel confortable with English speaking. Some of my clients have decided to ask for a property finder when they felt fed up with visiting properties during all their holidays without success. Nowadays on the French Riviera, it is not an easy task to find a property with a direct access to the sea . Indeed, seafront properties represent a micro-market on the French Riviera real estate market itself . French Riviera with Paris is known to be the most expensive region in France for real estate properties.

Prices are even higher on the cape and there are few beautiful and amazing capes on the French Riviera: Cap Martin, Cap d’Antibes, Cap d’Ail, Cap Ferrat and the famoust peninsula of Saint Tropez. Notice that there is no property on some of them : for instance the peninsula of Giens (Var) is protected as a natural park for pedestrians access only.
Obviously if you’re looking for an access to the sea, with enough deep water to moor a boat, the task is harder. That’s why you need a property finder. Continue reading ‘A property at the water’s edge’
You don’t need to play golf to live in one of the famous golf centers in the French riviera. Golf properties are appreciated because they are well guarded in a quiet environment with a little forest. You can choose if you want to have a view on the greens but all the properties are at a walking distance from them.

The French Riviera is a vey well known place for golf centers : you can choose between a wide range of villas and places. The Royal Golf of Mougins is one of the most famous and expensive one. It offers luxurious properties and an easy access to Cannes. Except in a few golf centers, many of them send beautiful detached houses with a lot of space and many facilities. Prices go from € 1,500,00 to € 4,000,000 if you add a specific guardian and an access to the golf equipements (spa, golf course, restaurant …) like in “Terre Blanche” at Tourettes (Var 83). The capital of the French Riviera is well known around the word and the real estate demand is constant. But Nice is a town with many different facets. The real estate market is very heterogeneous : the range of budgets is wide. It’s not like in Cap d’Antibes where you can’t find a house below € 1,000,000. The average price in Nice is € 4,200/m² . But prices are very different from on area to another one.

The heart of the city is much more for the locals. The wealthiest prefer the “Carré d’Or” where prices go from € 5,000/m² to € 6,500/m². Then Cimiez is a residential area when you obviously need a car. Appartments cost around € 4,250/m² and you can afford a villa for € 750,000. Most of the French people prefer the hills west of Nice. Prices go down to € 4,000/m². The lower prices are in the north of Nice with € 3,200/m².
The exponential rise in prices is due to the foreignors investors on the French Riviera. Continue reading ‘Some real estate prices in Nice’
