A property at the water’s edge

Nowadays on the French Riviera, it is not an easy task to find a property with a direct access to the sea . Indeed, seafront properties represent a micro-market on the French Riviera real estate market itself . French Riviera with Paris is known to be  the most expensive region in France for real estate properties.

Prices are even higher on the cape and there are few beautiful and amazing capes on the French Riviera: Cap Martin, Cap d’Antibes, Cap d’Ail, Cap Ferrat and the famoust peninsula of Saint Tropez. Notice that there is no property on some of them : for instance the peninsula of Giens (Var) is protected as a natural park for pedestrians access only.

Obviously if you’re looking for an access to the sea, with enough deep water to moor a boat, the task is harder. That’s why you need a property finder. As a niche market, there is no advert for property to sale.  You need to be well informed because some seafront properties are very closed to the train railway and the main coastal road. That is true in Juan les Pins or St Raphaël for example. Noise can also come from public and private beaches like in St Aygulf and Sanary.

Residences immobiliers give some prices estimation :

  • 5% of these properties worth  between € 250,000 and € 450,000

  • 20% of seaside houses cost between € 450,000 up to € 750,000

  • 50% are included between € 750,000 and € 1,800,000

  • 15% cost from € 1,800,000 to € 3,8 million

  • 5% go up to € 7,6 million

  • finally the last 5% worth between € 7,6 million to € 25 million

No doubt that the demand is high for such properties : passion rules this market and penury of properties is important. If you wish to buy a house at the water’s edge, you have to be aware of the French regulations about the coast. Everything situated within 3 meters from the sea belong to the State. It’s a way to protect the coast for extensive buildings. Anyway if the property is considered as a concession, the owner must pay tax and give access to every boat (if it’s in danger). After 5 years, the concession can’t be sold with the property. On the French Riviera there is a few properties that own beaches : only 4 or 5 !!
