As a housing purchase is a decision that must be worth considering, some developers are getting involved in rent-to-buy schemes to sell more easily their housings. But how works such an agreement?

It’s easy to understand: the rent-to-buy schemes simply give you the opportunity to “try” the housing by renting it during a given period of time, with the possibility to buy it if you are convinced! In other words, you can buy the house in which you’re living in on any date from the moment you began to rent it. Generally, this period is inclusive of six months to three years from the date you began to rent the housing. You also have the option to buy it after a period of time that is fixed since the beginning of the rental. But at the end of this period of time, it’s for you to decide, you’re free to say yes or no; indeed, you have not the obligation to buy the housing at the end of the agreed period.

According to the French newspaper Nice Matin, it is a good time to invest in the real estate on the French Riviera (you can read the article here).A strange advice considering the current situation! Nice Matin invokes four “good” reasons to justify its comments. First of all, the prices’ fall: 10% on average, according to the newspaper. Secondly, the better accessibility to the mortgage; indeed, Nice Matin denies the fact that the bank don’t lend any more. Furthermore, the rate would have lowered, going down from 5,40% to 4,60%. Thirdly, significant fiscal advantages: the newspaper invokes a grant that is paid by the council of the Alpes-Maritimes, and that can reach 4000 euros if the price of the housing doesn’t exceed 150000. Combined with the zero interest loan and the deductibility of the loan interests, it’s, for the French newspaper, “extremely incentive”. And lastly, to encourage you investing in the real estate on the French Riviera, Nice Matin mentions the grant for the housing improvement (if you want to make isolation works, for example.).

Even the Russian billionaires are not sheltered from the crisis. Mikhail Prokorov, who signed recently a preliminary sales agreement for Leopolda, the world’s most expensive villa, wants to give up his purchase today.

The transaction was the talk of the town some months ago: the bid reached the amount of 390 millions of euros, pulverizing the previous record of 147 millions of euros, that was held by Lakshmi Mittal. He has bought a sumptuous villa near the Kensigton Palace’s Gardens for this price.
But finally, this incredible sale won’t take place: Mikhail Prokorov, affected by the crisis, wants to cancel the transaction. But he encountered a problem: Lily Safra, the Edmond Safra’s widow and owner of Leopolda, the world’s most expensive villa, refuses to give back the deposit he has already paid. The amount of this deposit reaches 10% of the villa’s price, that is 39 millions of euros. According to Lily Safra’s lawyer, she wants to offer this sum to the medical research.

The route of the new TGV line Paris-Nice provokes stormy debates inside the political circle before it even been definitely decided!

Out of the three defined routes of the beginning, two were selected:
- the first one links up Aix to Nice going along the motorway.
- the second one serves Marseille and Toulon to finally join Nice.
And the partisans of the two routes have been clashing for months to have the last word. As long as they risked their election, the three UMP mayors of the French Riviera, Jean-Claude Gaudin (Marseille), Hubert Falcon (Toulon) and Christian Estrosi (Nice), were coming out for the first route. But from June, Christian Estrosi has been changing his mind and has been coming round for the second one. Of course, Jean-Claude Gaudin doesn’t agree with him, supported by the trade union of the department. Their main argument: economically, Marseille and Toulon, the main economical areas, can’t go without this TGV line Paris-Nice. To ignore those areas would be, according to their own words, a “Parisian contempt”.

From 21th February to 22th February takes place in the city of Bormes-les-Mimosas the most beautiful procession of floral floats of the French Riviera.

Called “Corso Fleuri”, this event celebrates each year the mimosa’s flowering. Indeed, this flower is one of the few plants those flower in winter, and begin to invade the hills and the village from February.
That’s why each year the procession of floral floats pays tribute to this lovely little flower that colours the French Riviera’s winter and portends the springtime. It’s a real pride for the population of Bormes les Mimosas and the participants prepare in secret the floats those will be decorated with flowers a very long time before the big day.
During months, the builders work on the animation and the structure of their floats, realizing the carcass and assembling the parts of the structure. It is sometimes necessary to spend three months only for the realisation of the structure!

From 13th February to 4th March, the city of Menton celebrates the world musics organizing the famous Menton’s “Fête du Citron”! As all over the map, the real estate market on the French Riviera is going badly. Since September, the housing sales are decreasing and, of course, that brings the prices’ drop.
The transaction have been reducing a lot since five months (30% less in Nice or Cannes!), and the trend has been becoming more marked since the beginning of the year. According to the estate agent Jérôme Renaud “The situation is serious. The market is really going to change radically.”. He admits that he’s very worried about the future.
The price already dropped by 6% on average in the department, and the most affected by this prices and activities’ collapse seems to be Nice.

The mayor of Nice Christian Estrosi, as President of the CANCA (“Communauté d’Agglomération Nice-Côte d’Azur”), announced some months ago the project of the second tramway line in Nice. This line would be include a network of six km, crossing the city in the east/west way, and would start at the “Place Massena” to serve the airport, the “quartier des Moulins”, and have its terminus in Cagnes-sur-Mer. Since then, many routes have been imagined, but according to Estrosi, only one has held his attention. The route that seduced the mayor goes along the famous “Promenade des Anglais” on its entire length.
