Be present in Nice in 2018

jo-2018-logo-2-f3a1c.jpgOfficially contestant since the 24th September for the designation of the Olympic City in 2018, Nice had better be good in its campaign for the city support to the candidacy to become the Olympic City in 2018. Indeed, the candidacy of Nice was quite criticized at the moment of the announce (mainly because of its situation: Nice is rather renowned for its beaches than its slopes!). But Christian Estrosi, the mayor, really believes in the project and organizes many communications campaigns about the candidacy of Nice. The 15th, October, he made a formal presentation of the candidacy of Nice in the Sofitel Hotel of Paris, emphasizing all the city’s trump with an enthusiastic determination.

He paid particular attention to the hotel industry of Nice, the future “Big Stadium” expected for 2016, and the international airport in the city. This airport was besides decorated with the logo’s colors and with eight big posters showing the Olympic Games disciplines. Nice may be the Olympic City in 2018 ! Is that a good time to invest in the French real estate market ?

Given the fact that the financial crisis is spreading worldwide, many investors are wondering if it’s time to invest in the French real estate market. Indeed prices on the French real estate market had been highly increasing since 2002. The growth was exponential in many areas : + 110% in some districts in Paris for instance. Although prices are still high in Paris, the French real estate market begins to change drastically. Indeed, in many regions, prices are falling. That’s why many investors are wondering what to do about French real estate market. Is that a good time to invest in the French real estate market ?

The answer is YES but WAIT ! As a property finder on the French Riviera, my job is to advise my clients to choose the right property at the right price. Given the fact that it’s just the beginning of the downward trend on the French real estate market, it’s better to wait until the end of the year. Anyway, some cities are already good opportunities to invest in. Marseille or Nice for instance are suffering from this downward trend on the French real estate market.

On the reverse, Monaco Antibes or Saint Jean Cap Ferrat are safe from the international crisis.

Nice runs for 2018

Nice is candidate to welcome the Olympic Games in 2018. Indeed, 3 cities in France present their candidature to the winter Olympic Games in 2018. In March 2009, France will decide between the 3 cities which one will represent France for organising the Olympic Games in 2018. At the first glance, choosing Nice to welcome the Olympic Games in 2018 can be tricky. But, there are many advantages to choose Nice to welcome the Olympic Games in 2018.

First, sometimes it snows in Nice (see pic) !! Secondly, the Nice airport is the second airport in France after Paris. So, Nice can welcome thousand and thousand people per day. Thirdly choosing Nice to welcome the Olympic Games in 2018 is a right idea, given the fact there’s already a lot of hotels between Monaco and Cannes and many restaurants, congress rooms and sports equipment. Then there is an easy access from Nice to the mountains  (less than 1h30 driving).  The Southern Alps can help Nice to welcome the Olympic Games in 2018. Do you think it could be a good idea ?

French riviera and artistic creation

French Riviera is known worldwide thanks to its landscapes and its history. Do you know that French Riviera is also well known because it inspire artists.

On the French Riviera a new place dedicated to the artistic creation will open within 2 years. Indeed, the famous designer Jean Nouvel bought  an old fort in Nice. It’s located on a wonderdul hill in Nice, called Mont Boron. The famous designer Jean Nouvel already has a workshop closed to Paris but he wanted to find a new place on the French Riviera where the artistic creation is welcomed. Jean Nouvel’s workshop in Nice will be opened to other artists and some artistic events will take place there. That’s a great opportunity for artists and also for people who want to invest on the French Riviera.

Indeed, French Rivieria and artistic creation have been linked for many years. The MAMAC museum in Nice, the Maeght fundation or the Villa Noailles are places totally dedicated to art and artists.

The most expensive villa in the world is on the French Riviera !

Where is located the  most  expensive villa in the world ? Yesterday, the most expensive villa was located in London. The owner is Lashmi Mittal. Its price is close to € 120,000,00. Today, the most expensive villa is on the French Riviera and its price is € 500,000,000. Amazing !     

The most expensive villa is the world was bought by the King of Belgium in 1906 for just 1 franc (less than 1 euro !). The name of the villa is Villa Leopolda. Villa Leopolda is located on Saint Jean Cap Ferrat. The new owner is a Russian billionaire. We dont’ know yet who he is exactly. The contract will be concluded on September.     

14 new districts in Montpellier

Montpellier is nowadays the 8th city in France. After Nice and Marseille, Montpellier is the biggest city of the French Riviera. Is it a good place to invest in the French Riviera ? What is going on ? Your propertyfinder on the French Riviera will give you some clue about Montpellier and its potential on the French Riviera

To begin with, Montpellier is undoubtfully one of the most dynamic cities on the French Riviera. Montpellier is well known to welcome every year many students from France and other countries. More over, Montpellier has an access to the sea with big beaches compared to Nice or Marseille. That’s why the city has decided to set up 14 town-planning projects.

Currently, there are 260000 inhabitants in Montpellier. Within 25 years, there will be 300000 inhabitants. So th city hall decided to create or to change 14 districts. This is good reason to invest in Montpellier. The objectives are clear : each district will welcome offices, accomodation and shops. Each district will be eco-friendly with very good and cheap trolley line.

The City Hall of Montpellier is obviously the main project. It will cost € 116,000,000 !

Invest in a luxurious hotel in Nice !

Today, your property finder on the French Riviera deals with an hotel. If you wish to invest in the French Riviera, but you don’t want to own a property on the French Riviera, I can suggest you to buy one week by year for 10 years in a hotel located on the French Riviera.

If you prefer to live in a city, if you want to be closed to an airport, to restaurants or to casinos, if you wish to have a look at the sea when you get up, if you want to be sure to have a good weather, if you are looking for a good location to enjoy French Riviera, Nice is the place to be !  

Some of my clients are reluctant to invest in a property on the French Riviera but they are also fed up with hotels. I suggest them to spend a week end in a specific hotel in Nice. This hotel in Nice is very different from others. First there are only suites from 20m² to 100m². All the suites are equipped with a kitchen. The objective of this hotel is to feel at home. Each suite is composed of a bedroom, a bathroom, a linving room and a desk area. Thus, you can work and enjoy French Riviera !

It appears that St Jean Cap Ferrat is the third most expensive city in the world, regarding luxurious. The first most expensive city in the world is London. The second one is Monaco. Luxury real estate prices in St Jean Cap Ferrat have been increasing by 39% between the end of 2006 and the end of 2007. Who are the investors in the French Riviera real estate?

French statistics on January 2008 confirm that foreign investors are more and more numerous in France and above all on the French Riviera and the French Alps. Indeed foreigners many invest in French upscale products. Indeed on this kind of real estate products in France, one sale out of 20 is made by a foreigner. The ratio is very different according the French locations.  

For instance, regarding French upscale real estate products, one sale out of 15 is made by a foreign investor in Paris. The ratio is 1 out of 5 in the south-west France. The foreign investors on the French Riviera real estate represent 50% of the upscale real estate market. Same for the French Alps !    

 

Some cities on the French Riviera belong to foreign investors. In Grimaud, 37% of the owners aren’t French. In Beaulieu sur Mer, foreign investors are 42%. 55% of properties in Villefranche sur mer  are owned by foreigners. In St Jean Cap Ferrat, it’s much more with 64% of foreign investors.
